During these hot summer months and extensive use of air conditioners, water condensate can accumulate below the cooling section of the Lennox furnace. It becomes important to check the floor drain below this unit to ensure that it is not clogged, which could cause standing water to flow into the area. Contact Steve for assistance with clearing the drain.
All trash should be bagged securely before depositing it in the Association trash chutes. No glass, especially unbagged, should be put in the trash chutes. Putting glass and large objects in the trash chutes causes equipment damage and is a very serious risk to the Condominium Personnel. Cardboard boxes should be flattened before disposal. The Lennox “Complete Heat” furnace is standard in most units. The most common cause for loss of hot water is the failure of the water heater circulation pump (Lennox part number 99K70). When this part, located at the top of the water tank near the burner, fails to circulate the hot water, the water at the top overheats and triggers a thermostat. This cuts power to the heating system. Roth Heating & Cooling has the most knowledgeable service people for this old out-of-production furnace model.
Please note that building windows by Milgard have a lifetime warranty for original condo owners only. Contact a Milgard authorized dealer for free repairs or replacements.
Owners are also requested to avoid the use of pressure washers and leaf blowers during evening hours, weekends and holidays. Their noise can be painfully disturbing to neighbors trying to enjoy the outdoors on their patios and decks. Blowers are not permitted to be used to clean decks unless they are reverse vacuum models.
Owners need to be reminded to change out the 20x25x1 furnace filters every 3 months. If owners are unsure how to do this contact Charles Collins , Chris Chillberg or Steve Summers.
Security is everyone’s responsibility. Do not disseminate security codes or garage door codes to non-owners. Contact Steve for temporary or day/hour limiting codes for use by contract or maid service personnel. Do not leave building doors propped open or allow entry by unknown persons.
